THE LOVE SHACK!

We're buying a house!!! It's kind of a shack but all it needs is some love and it will soon be THE LOVE SHACK!! But we still have many more steps before it's actually ours, so it ain't over till it's over.

We're doing a rehab loan so the process is a lot more extensive than a regular home purchase. Since the house needs so much work we are borrowing the money to make it move in ready (safe, weather proofed, pest free, and aesthetically pleasing.) We have to coordinate with our contractor, the HUD consultant (it's an FHA loan), the appraiser, the pesticide people, the inspector, two agents, and our lender in order to get everything done. If I don't go crazy through it all it will be a miracle.

We have 25 days to get everything set up, no more than 60 days of escrow, and 3-6 months to finish the rehab. We're getting a heat pesticide treatment because it's environmentally friendly and supposedly works better, both bathrooms have to be completely remodeled, the kitchen needs a new sink, counter tops, and floors, one bedroom needs new flooring, most windows in the house need to be replaced (and one door), a new heating system needs to be installed, the outside needs some new siding, both inside and outside need to be painted, and it needs a new front porch and garage door. If everything works out all of this will be done before we move!!!

So this is the before picture. We'll post more before and after pictures when the house is actually ours and work is under way. (Cross your fingers!!!)
